A lovely, practical chalet on a quiet park — yet with plenty of privacy. A wonderful swimming pond on the domain, and an ideal base for walks and bike rides.
With sheltered front and back gardens you have real privacy. It sits right against Hoge Kempen National Park, and Maastricht is just ten minutes by car.
A lovely, quiet spot near Maastricht, just over the Belgian border. Well worth it in winter too — the cabin warms up beautifully with the pellet stove.

This is a recreational chalet on the Sonnevijver domain. You own the chalet itself; the plot beneath it is held on a long-term ground lease (erfpacht) from the park. We prefer to be upfront about what that means and what it costs to keep.
How ownership works
You buy full ownership of the chalet. The land is held under a long-term ground lease (erfpacht) from the park, which transfers to you on purchase; an annual ground rent (canon) is paid for it. It is a recreational property — a second home or holiday retreat, not a registered main residence.

Do you own the land?

What are the yearly costs?
A ground-lease canon, an annual park management and services contribution, and property tax (onroerende voorheffing), which is based on the cadastral income (KI). If you rent the chalet out, a further 7% of the rental income goes to Sonnevijver. See “Ownership & costs” above for indicative figures.
Can I live there permanently?
No — it is a recreational property within a holiday park, intended as a second home or holiday retreat rather than a registered main residence.
